Monday 22nd January 2018 – Update

Hello Shamrock Ponds Residents,

We are delighted to announce that the work at your association is now complete. We will remove materials, debris and the trailer from the site by the end of the day today.

We will conduct a final walk through in early spring and will create a checklist of any missed items and final clean up required. Additionally spring touch up painting will be completed at this time.

Thank you all very much for your patience and cooperation. We appreciate the opportunity to complete this project for your association.

Monday 15th January 2018 – Update

 

Happy New Year Shamrock Ponds Residents,

As of Friday, all siding repairs have been completed; we still need to do a walk around each building to make sure we did not miss any miscellaneous damaged pieces.

Electrical / Lights need to be reinstalled on building 4 and 8 early next week.

Fascia has been replaced on building 1-9 and 11. Fascia that remains is on building 10, 12, 13, 14 and 15. This should be done next week, weather permitting.

Gutters remaining to be installed on buildings 4, 5, 8 and 10. Downspouts remaining remain to be done on buildings 11 thru 15. As with the fascia, this gutter/downspout work should all be completed next week as well with OK weather.

Note: Early this week will be very cold with temperatures near 0 degrees. Little or no work will be done until the second half of next week if much more mild.

The week after next we will clean the site and make final material returns. Painting will still need to be completed in the spring and we will conduct a second clean-up at that point as well since some items may be buried and hard to see or clean up properly in the snow and cold.

Wednesday 27th December 2017 – Update 

Happy Holidays Shamrock Ponds Residents,

Due to the extreme cold weather that we are experiencing this week, our siding crew will not be onsite until next Thursday 4th January, when the temperature should be back in the high teens. In the meantime, we will have a small team onsite over the next week on the warmest days, undertaking small repairs – railings, fascia, gutters etc.

We will do our best to get back onsite as soon as possible.

Friday 22nd December 2017 – Update 

Hello Shamrock Ponds residents,

As we enter the holiday weekend, we wanted to send a brief update on the overall status of your exterior construction project, as per the below.

Siding repairs and replacement has been completed on buildings 2, 4 and 7. Fascia is already completed on buildings 2 and 7. Tomorrow, our crew plans to complete the siding and fascia on building 1.

Gutters have been removed on buildings 1-8.

Following Christmas, our schedule is as follows: Building 8 siding, then building 5 siding. We want to finish all misc. work at the southern 10 buildings before starting the northern 5 buildings. We anticipate that the southern buildings will be completed the first week of January.

Weather has slowed our progress further than we had anticipated or planned originally. Light snow and falling temperatures make it difficult to manipulate vinyl siding in particular. Next week air temperatures are forecast to be in the single digits and we will be doing little, if any, work onsite during these particularly cold days. We will ensure that the job site is cleaned and organized during our time off the job-site.

In all, our best estimation for work completion is late January. Much of this will be relatively small-scale work (misc. metal repairs, gutters, etc.) and it therefore should not cause disruption throughout the association. In the spring, final touch-up painting will be completed.

Friday 15th December – Update

Hello Shamrock Ponds Association Residents,

We are delighted to inform you that work recommenced at your association this week.

Our siding crew started Tuesday on Building 7; we have been delayed due to cold conditions but will work over the weekend and should have this building completed by end of the weekend. Buildings 3 and 4 are starting today with siding removal and tear-off. These will go into next week and we anticipate starting Buildings 11 & 13 immediately following. Our gutter crew has removed all gutters which will be re-installed upon siding work completion. Further updates and building progress reports will be uploaded here as we get into next week.

Tuesday 10th October – Update

Hello Shamrock Ponds Association Residents,

We are happy to inform you that our work is moving along at the timeline we have predicted, despite the rainy weather last week.

The roofing on Building 15 will be completed by Wednesday and we will conduct a site walk on Thursday for grounds cleaning. This will then complete all roofing work.

We are in a position to start the siding and gutters upon color approval by the board. We have matched the colors as closely as possible but need approval due to differences in material age and fade which is different than the new material we will be installing.

City inspections will be scheduled for next week or at their earliest availability.

Lastly, we will be cleaning up the small material pile this week, although the portable toilets will remain for the upcoming work that must still be completed.

Thursday 5th October – Update

Good Morning Shamrock Ponds Association residents,

All roofing work at the buildings at Grouse Court is expected to be done today. The forecast calls for rain later today and on Friday/Saturday which may delay our final clean-up and walkthrough. We will complete this as soon as possible, however.

We are delivery materials to a few buildings on the north end of the Association today and will deliver a few more on Tuesday of next week. Roofing work to this north side will begin on Monday and we expect that all roofing related installation or repairs to these buildings will be completed by the end of next week.

At that point, we will then begin miscellaneous repairs to your walls. We will also begin to work on the gutters. We are awaiting a siding match to certain colors/profiles of pre existing siding and will begin these various areas once we have the best available match. Please note that due to age/fade of existing materials we may not be able to have a perfect match and we will do our best to ensure proper aesthetics.

Our overall timeline is still end of the month until all work is completed.

Wednesday 4th October – Update

Hello Shamrock Ponds Association residents,

Further to our update yesterday, please find below an update on the current work status. All in all, fingers crossed the weather is on our side this week and we start seeing more and more sun!

Despite the rain Monday we were able to complete Building 8 and just have the final cleanup left. We have completed Building 7 today, replacing the shingles.

Further, Building 5 was started yesterday and will be completed by the end of the day today. We have started Buildings 3 and 4 today.

Lastly, Buildings 2 and 9 will tentatively to start on Thursday. If the weather permits, all roofing should be done on this south side by Friday.  We will then have the miscellaneous siding and roofing repairs left which we will complete within the next week or so.

Tuesday 2nd October 

Hello Shamrock Ponds Association residents,

We’re happy to report that exterior construction work began yesterday at your Association. We received our first delivery of roofing materials in the morning and set up our staging area on Grouse Circle. With the rain yesterday afternoon and this morning we may experience slight delays but will do our best to manage the overall workflow and job-site execution.

Please find below information that will be helpful as work is now underway. We will be posting a “pre construction” letter at your home before we begin on your specific building. These notices will be posted on your garage door frame. We will also be updating this blog page every week with the latest on our progress.

Our installers will work Monday through Saturday 7 AM to 7 PM, weather permitting. We will be posting a letter on your garage door frame a few days before work starts at your home with a specific installation start date.

As mentioned, please note that materials will be delivered and staged on Grouse Circle. We will mark off a small area with cones and tape. We kindly ask that vehicles are not parked in the street in front of your home as this space will be required for the movement of dumpsters and construction equipment during the time we are working at your home. If you need to access your vehicle on the days of construction at your home we also ask that your vehicles be moved out of your garages and driveways and parked off-site BEFORE 7 AM.

Please secure any items that could fall off of the walls due to the vibrations and pounding from the construction project, as well as fragile yard decorations around the perimeter of your home that could be damaged by falling debris.

NOTE: There are items that are not currently included in the work scope but that you may opt-in to have completed, at your own cost, during the project while our crews are onsite. These items are listed and illustrated in an addenda to this letter.
